Proposed design of 9-11 Angel Court with extension.

A high-quality hotel that will contribute to the vibrancy of Angel Court and the local area.

The existing building is tired and in need of redevelopment. Permission for an office scheme with roof extension was granted in 2022 but has not commenced. Our proposals will sit within the context of this consented application.

We are seeking to bring this neglected building back into use by providing a high-quality hotel. Our proposals will also create new jobs, increase footfall, enhance the building’s heritage assets and improve the area’s vibrancy and public realm.

High-quality and accessibly priced hotel

We will provide 165 high-quality rooms at an accessible price point for visitors. The hotel will be operated by hub by Premier Inn which is a well-established hotel operator with a proven track record of delivering well-managed hotels in Central London and Edinburgh.

Contributing to the vibrancy of Angel Court

Angel Court is perfectly positioned to contribute to the City Corporation’s ambitions for a vibrant leisure and hospitality offering set out in ‘Destination City’. The redevelopment of 9-11 Angel Court will complement the growing retail and leisure offering in this area and will include improved public realm with new seating along with a flexible lounge/workspace freely available to the public on the ground floor.

Increased footfall and employment opportunities

The proposals will bring an established hotel offering to the heart of the City. With an accessibly-priced offering, a diverse guest profile will be able to stay within the area, increasing footfall and helping support local businesses. Once operational, the hotel at Angel Court will also provide 200 permanent jobs helping contribute to the local economy – Premier Inn always looks to prioritise local residents for this.

Improved greening

Green terraces will be included on upper storeys and a reimagined public realm on ground floor will include new planters to create a welcoming place to visit and dwell. Enhanced greening will contribute to a 10% uplift in biodiversity on site. Biodiverse roofs at 5th floor & roof level along with new bird/bat boxes will help support local ecology.

Enhancing the historic façade

We will protect and undertake restorative treatment of the building’s ornate historic façade, and the extension to this façade will be set back to respect the detailing on the fifth storey.

Good neighbours

As part of our application, we will be submitting a construction management plan, which will guide the hours and manner of construction. We wish to work with our neighbours on this to ensure it is suitable for all those who live and work locally. In addition to this, the servicing requirements for the proposed hotel once operational are significantly less intensive than the previous office use.

The servicing requirements for the proposed hotel are significantly less intensive than the previous offcie use. The future servicing will be undertaken from Copthall Avenue, as per the existing arrangement and will only require 2 daily delivery/ service vehicle visits.
