History of the site

1873
Angel Court was formally a historic lane that was originally a 17th century two-sided courtyard. The OS map shows historic plots of 9-11 Angel Court.

1915
10 and 11 Angel Court were redeveloped as a single building in the late 1890s and contained office space.

2010
Over the course of the twentieth century, the building’s
quality of space deteriorated and became outdated. 9-11 Angel Court
has stood vacant since 2010, unable to attract a new occupier without
wholesale redevelopment.

2017
Angel Court has undergone a number of changes in its history. As part of that journey the redevelopment of 1 Angel Court was completed in 2017, creating a new 18-storey building.

2019
Planning permission was approved in September 2019 for the full redevelopment of the site to create an office scheme including a roof extension. Permission to redevelop was then formally granted in 2022. The application can be viewed here.

The current site
9-11 Angel Court sits within an evolving courtyard that has changed significantly over its history.
The building is now tired and not fit for modern purpose. Its limitations include:
• The floor to ceiling heights are very low which are not appropriate for modern use.
• The floor plates of each building are small and disjointed which reduces the ability to cater for modern commercial use.
• The current cores are inefficient due to their location and layouts.
• The environmental performances of the buildings are well below current standards.
• The building’s accessibility must be addressed to make it comply to modern standards and ensure it is accessible for all.
